    The Central Ala Moana | Now Building


    The Central Ala MoanaIntroducing SamKoo's second building The Central Ala Moana. Brought to us by the developer who built Kapiolani Residence, The Central Ala Moana will be a 43 story building with 512 units. There will be a mix of affordable housing and market units for sale and will be done by lottery. The Central Ala Moana will be on the ocean side of Kapiolani Blvd and is probably one of the best project locations out of all the new condos to come up along the Kapiolani Corridor in the re-branded "Up-town Ala Moana neighborhood". The building will be a short commute to Ward Village and directly next to The Ala Moana Shopping Center. There will also be ground floor commercial retail spots down below. 

    The 310 Affordable housing units will go to those who meet HHFDC's affordable housing requirements and will have to submit an application packet along with a project pre-qualification letter and be approved by the State. Those who are approved will then be entered into a lottery. 

    As of 3/16/19 The Central Ala Moana has removed the minimum area medium income limit and anyone can apply as long as they are under the 140% AMI Threshold.     Units Pricing and Breakdown  

    The Central Ala Moana will have 512 units and there will be a mix of affordable and market units with ground floor retail on the first floor. Every single home will have a generous sized lanai and will come with at least 1 parking stall. Additional parking stalls will be available for sale and first priority will be given to market 2 bedroom owners. If there are extra then it will be offered to the affordable 2 bedroom owners. All three bedrooms will come with 2 parking stalls. Listed below is a breakdown of the unit price ranges. As a reminder, the developer does reserve the right to change prices as they see fit. 

    Affordable Units: 310 Units - Sold Out

    • Studios (397-447 sq ft): Starting at $291K (96 affordable units)
    • 1-bedrooms (693-702 sq ft): Starting at $437K (140 affordable units)
    • 2-bedrooms (979-1159 sq ft): Starting at $512K (226 affordable units)
    • 3-bedrooms (1240-1507 sq ft): Starting at $700K (50 affordable units)

    Market Units:  202 Units - Sold Out

    • 1-bedrooms (693-702 sq ft): Starting at $580K
    • 2-bedrooms (979-1159 sq ft): Starting at $777K
    • 3-bedrooms (1240-1507 sq ft): Starting at $990K

    Total Units: 512

    Maintenance Fee: $0.69 per sq ft (interior area). The maintenance will include water, sewer, cable, and internet.

    Pictured above is an artist rendering of The Central Ala Moana's lobby. It will be similar to SamKoo's first building Kapiolani Residence but will incorporate a little more earth tones and have a slightly more intricate lighting feature in the sitting area.

    The Central Ala Moana will typically have 13 units per floor and will change as the building goes up. The higher you go, the corner unit lanais become larger. Another thing that changes is that the Ocean facing studio and 1 beds combine with the adjacent units to create a larger 2 and a larger 3 bedroom. Each Unit will feature:

    The Amenity Deck

    The Central's elevated amenity deck will be located on the top of the parking structure on the 11th floor. The building will be a considerable upgrade from it's sister project (Kapiolani Residence) and will offer a wide array of outdoor amenities. There will be a swimming pool, children's pool/play area, cabanas, grilling stations, a multi-purpose area, and indoor fitness center.

    The Central Ala Moana Project Location

    The Central Ala Moana will be located at 1391 Kapiolani Blvd. The location is probably one of the best and most preferred out of all the new projects on the Kapiolani Corridor. The location is very close to Ala Moana Shopping Center and Ward Village. The building will be orientated horizontal to the ocean so all units will be facing either ocean or mountain. The mountain views will see some new projects coming up (Sky Ala Moana and Hawaii Ocean Plaza) but should still have channel views. The ocean views however will be the most popular (and highest in price) as you would have a clear shot of the ocean once you pass the Ala Moana shopping mall and parking structure.
