Koa Ridge is a 576 acre master planned community that is located in Wapio and just a short distance to Mililani. The project has been in talks for years, but it has finally taken off and broke ground in 2017. The project is tentatively set to be officially introduced mid 2020 with the first homes to be completed at the end of 2020/early 2021.
The neighborhood community will be developed by Castle and Cooke. Their main focus will be to place pride and importance on sustainability and smart growth; aiming to always be up-to-date in the most environmental ways as possible. Their current plans feature wide pedestrian and bike-friendly paths (aiming to promote alternative modes of transportation and promote green living). The beauty in a master planned community is that everything from shops, restaurants, schools, parks, etc is supposedly just a short distance away and within the community. Koa Ridge will offer a wide variety of home offerings and will be a great addition to the Central Oahu real estate market.
The Koa Ridge neighborhood located near Costco in Waipio will be approximately 20 minutes from Honolulu and Kapolei. When completed there will be approximately 3,500 homes with a community center, multiple schools, over 7 miles of bike paths, and wide array of shopping, dining, and retail options. The intention of the developer was to make it so that owners of Koa Ridge will have everything at the tip of their fingertips and that they won't have to go far. Upon completion, the community will be a thriving community with everything within a close proximity.
The map shown above depicts the various residential areas for Koa Ridge. The location will be close to the H-2 freeway and will be close to many parks and out door areas to promote an outdoor lifestyle where residents can enjoy the outdoors and bike upon bike paths to get to various areas within the community.

At the moment there isn't any clear indication on whether the homes will be offered as a lottery or first come first serve basis. For their previous project at Mililani Mauka there were a mix of both. Below are the first three slated phases of Koa Ridge:
Nanea (is the Hawaiian word for tranquil) at Koa Ridge will features single family CPR homes. There will be 9 phases of Nanea at Koa Ridge totaling a total of 146 single family CPR homes. Nanea will have single and two story homes ranging from 3 to 6 bedrooms. Each home will have a maintenance fee of $50 a month (in addition to the master association fee) that covers block internet service from Hawaiian Telecom. Buyers may pick from 6 different home floor plans ranging in size from 1,878 sq. ft to 2,860 sq. ft. and will have various options and additions that they may add on. Prices for Nanea at Koa Ridge are tentatively slated to start in the high $800,000s.
7/12/2020 Koa Ridge just announced their first release of Single Family CPR homes in Nanea for phase 1 and 2. Three to four bedroom homes will be available priced between $884,000 to $1,057,500. Register your interest if you would like an application.
Luana (is the Hawaiian word for content/happy) at Koa Ridge will features paired homes which will be 3-4 bedroom duplex/attached style homes. Luana will range in size from 1,110 sq. ft. to 1,396 sq. ft. There will be various options and additions that buyers may add on just like the other phases. Buyers may pick from 5 different home floor plans and will have various options and additions that they may add on. Each home will have covered entries and a covered lanai. They will be open concept homes with 9' high ceilings, split system air conditioning, and dedicated storage areas. Prices for Luana at Koa Ridge are tentatively slated to start in the low $700,000s.
8/25/2020 Koa Ridge just announced their first release of Paired/Duplex style homes in Luana for phase 1 and 2. Three to four bedroom homes will be available starting in the low $700,000s. Register your interest if you would like to be kept up to date and given an application once it is available.
Malina (is the Hawaiian word for calming/soothing) at Koa Ridge will be the first townhouses to be introduced to Koa Ridge. Malina will have 1, 2, and 3-bedroom homes ranging in size from 501 sq. ft. to 1,092 sq. ft. Prices for Malina at Koa Ridge is tentatively slated to start in the low $400,000s.
Association Fee - At Koa Ridge there will be a master association fee of $67 a month. This will go to the roads, landscaping, and common areas within the Koa Ridge Master Community. For reference, Mililani Town Association is $39 a month.
CPR Style Homes - The single family homes at Koa Ridge are tentatively expected to be CRP style homes. A CPR is a condominium property regime and it is a cheaper alternative to subdividing a single lot. CPR style homes typically have 2 or more single family houses on a lot and are governed by a set of rules and regulations. They may also have monthly maintenance fees that goes towards the common element areas within the lot.
Timeline - Koa Ridge is set to be introduced in 2020. If things go according to plan, you can expect the first phase of homes to be completed in late 2020/early 2021.
