Modea in Downtown Honolulu | Now Selling

Modea will be located in Downtown Honolulu and is Oahu's first adaptive reuse fee simple project. Adaptive reuse involves retrofitting an existing office building into residential condominium units, essentially transforming offices into condos.

Modea is the former Pacific Davies Tower which was originally built in 1972 by Architects Francis Donaldson, Au, Cutting, and Smith. The office condo conversion will result in 352 residential units comprising of studios, 1-beds, 2-beds, and one 3 bedroom unit. The Modea units will have massive 10'4" high ceilings and 8'6" ceilings in the kitchen and bath areas. All units will have custom cabinetry designed in Italy, SPC luxury vinyl flooring, operable windows, and large parking stalls.

Modea will sell units from floors 6-19, and 21. The 20th and 22nd floor is currently under a long term lease and will stay as commercial floors. The building also has plans for ground floor commercial retail which they hope to fill with various restaurants. One of the most attractive aspects of Modea is that it is pet friednly with no size limit for dogs and will allow 30 day rentals. Owner occupant sales are expected to start this year in 2024 and completion will be sometime in 2025.

Modea - Amenities

Modea will feature 24/7 building security. The amenities will be spread out on the first and second floor of the building. There will also be a dog run and dog wash area on the 6th floor. 

Modea - Unit Features

Inside Modea, you will find amazing 10'4" ceilings and 8'6" high ceilings in the kitchen and bathroom areas. These ceiling heights are on par/higher than most of the newer condos you will find in the Ala Moana and Kakaako area. The units will feature custom Italian designed cabinetry, GE appliances, Fisher & Paykel Drawer Dishwasher, Kohler Fixtures, SPC Luxury Vinyl Plank flooring, and signature Loft Glass walls. Modea is located at the old Pacific Davies Center in Downtown Honolulu. The address of the Pacific Davies Center is 841 Bishop Street, but the rebranded condo Modea will have a new address and will be 168 Queen Street. Modea is located in the heart of Downtown Honolulu and is just 2 minutes away from Hawaii Pacific University, 5 minutes from the Civic Center, 10 minutes to the Honolulu International Airport, and 15 minutes to Waikiki. Downtown Honolulu is also known for some of its excellent culinary cuisine making it a focal point for food lovers.
