Ala Moana Plaza is one of the newest planned high-rise projects slated for the Ala Moana Neighborhood. The project would be on the corner of Piikoi and Kona Street and would be connected directly to the Ala Moana Shopping Center. Brookfield Properties is planning on building a 400-foot tall building comprised of 583 units with 124 affordable units that are tentatively set to be affordable rentals. The remaining 459 units will be market rate rentals. The project's parcel was set for 300 ft but the developer is pushing for a variance to build up to 400 ft as it is within Honolulu's Transit-Oriented Development (TOD) zone which promotes and encourages development around pedestrian-friendly infrastructure to promote walkability, biking, and mass transit (Honolulu's Rail Transit and Bus Lines). The project will soon be submitting plans to the Department of Planning and Permitting. If everything goes according to plan, they hope to finish the building by 2025.

Ala Moana Plaza is tentatively planned to have a total of 583 units. There will be a mix of studios, one-bedroom, two-bedroom, and three-bedroom units. There will only be 225 parking stalls which averages 1 stall for every 2.6 units. The developer plans to have 300 bike parking stalls and an adjacent 9-story parking structure which they may allow residents to rent a stall from. The building has gone back and forth with the idea of selling units vs renting units and as of now it will be 100% rentals. Even though it is a rental, there is a possibility that it may be sold in the future just like some other former rental buildings.

Ala Moana Plaza will be built at 451 Piikoi St. This is the corner of Piikoi and Kona Street and will replace the area of the mall that is currently occupied by Nijiya Market, Eggs N' Things, Taiyo Ramen, Chodang Korean Restaurant, and JQ Hawaii Inc. Ala Moana Plaza will be across the street from Hawaiki Tower and Uraku Tower and have direct connection to the Ala Moana Shopping Center. The location is quite ideal as it is just a short distance to the Ala Moana Beach Park and Ward Village in Kakaako.
Based on initial artist renderings from Brookfield Properties, it appears that Ala Moana Plaza will have an amenity deck on top of the parking structure on the West/Ewa facing side closest to Piikoi Street. It hasn't been determined what exactly the building will feature. It has also been announced that not all units will have parking and that residents may rent parking from an adjacent 9-story parking structure.
