Royal Kuhio is a high-rise condo complex comprised of 385 total units located in the heart of Waikiki on Kuhio Avenue. The building is diagonal from the International Market Place and just a short distance away from the Waikiki Market grocery store. Royal Kuhio was built in 1976 by the Asahi Develop. Hawaii Corporation. The architect of the building was designed by Ernest Hara & Associates and the building was built by Hawaiian Dredging.
The building is comprised of 1 bedroom, 2 bedroom, and 3 bedroom units. The tower floor plate starts on the 8th floor and is pretty much the same until you get to the 32nd floor of the building. On floors 32-37 you will see 2-bedroom units and on floor 38 you will see 2-story combination 3-bedroom units. Everything else is typically a 1 bedroom unit, some of these 1 bedrooms have had their partition or wall taken down to make a large studio. The amenities are all on the 7th floor of the building. There are six elevators to service the entire complex.
Overall, Royal Kuhio is in a very convenient location in Waikiki. The building has a vast array of amenities and all units come with at least 1 parking stall, which is rare to find in Waikiki. Some units even have a storage locker. The building is also pet friendly (with the exception of no farm animals). The building has a lot of rental units and residents are allowed to rent their units for 30 days or more at a time (as of 2023). The building also has 24/7 security with video monitor surveillance.

Royal Kuhio has a vast variety of amenities and has more amenities than other buildings built in Waikiki around the same time. The ground floor off of the porte cochere has an air conditioned lobby with 24/7 security and a resident manager's office, open Monday through Friday during normal business hours. Outside of the lobby there is surfboard storage near the bicycle parking stalls. Both the bike and surfboard storage are available on a first-come-first-serve basis and goes for $10 a month or you can pay for a year up front at a slightly lower rate (as of summer 2023). On the 7th floor of Royal Kuhio, you will find the fitness center, saunas, swimming pool, BBQ grills, outdoor lounge area, recreation room with two pool tables and a ping pong table, and community laundry room. The building is also currently renovating the putting green, basketball court, tennis/pickle ball courts, and playground area.
